Asbestos is a never-ending concern for purchasers and can constitute both health and monetary liabilities. Many environmental reports specifically exclude asbestos. The most dangerous is friable asbestos such as pipe wrap.  Asbestos in old floor tile is very common but, unless badly damaged, can often be kept or encapsulated beneath commercial carpet. Asbestos can also be found in many other places. It is recommended that many older buildings have a formal inspection with sampling and testing.
